While searching for a new home, everyone knows you have to consider a number of factors before making any decisions. From the price of the home to the square footage and number of bathrooms, there is no shortage of considerations one must take while going through the process of buying a Central Oregon home. One factor stands out in particular, though, as it holds the key to your home’s future value — location. No community is perfect for everyone, but there is a perfect community out there for anyone that goes searching for it. Consider the factors described below and you will have everything you need to make a sound decision about which location is best for your next home!

Budget & Pricing

The first step you must take when deciding which neighborhood to move to is to look at your budget. Are there homes in the neighborhood that fit within your price range? If the less expensive homes in a neighborhood are stretching your budget a little too thin, consider a bordering neighborhood with more affordable prices. If a home is well within your budget and the amenities offered in a neighborhood are lacking, consider looking at other neighborhoods with improved amenities and better access to schools.

Location

Location is also one of the biggest influences when it comes to a home’s future value. Look at the average and median prices of homes in a neighborhood to determine its socioeconomic level. Check the neighborhood’s absorption rates to gauge the pace and direction of its market. By looking at the statistics of a neighborhood, you can get a rough idea of where it is headed.

Access to Amenities

“Amenities” is a broad umbrella term that encompasses a number of different factors one must consider when choosing a neighborhood. These include access to public transit, access to outdoor spaces and access to community spaces, to name a few. Are you looking for a quiet, residential neighborhood with playgrounds and parks for your kids and pets? Or are you looking for a condo in a community of other young professionals with quick access to Mt. Bachelor and the OSU Cascades campus? Decide which amenities are most important to you and look for neighborhoods that fit the bill.

Local Schools

Last, but certainly not least, is access to local education. While this factor could have gone under the heading above, education is too important of a deciding factor to be combined with a heading that includes “access to parks.” If you have children, or plan to in the future, finding a home with access to highly rated public schools — or private schools if you can afford it — is an essential step to take while finding the right neighborhood.
